Risk Exposure

As a property or business owner you have legal obligations to the people who use your premises. You are required to protect the safety of your employees, tenants, clients and visitors, by ensuring that all areas of your premises comply with the latest legislation and practice across all disciplines.

Failure to comply with your fire safety, occupational health and safety (OHS) or electrical safety duties could incur severe consequences for you or your business.

Fire The legislation places an obligation on the owner and/or occupier (Lessee) of the building to ensure the safety of persons in that building in the event of a fire or other emergency Conduct inspections for fire equipment as follows:

  • Fire hydrant, hose reel, extinguisher, emergency and exit lights – every 6 months
  • Fire evacuation plans – as requiredIf fire equipment is used, replace equipment
  • Fire detection systems/indicator panels – monthly
  • Passive fire and smoke containment systems – monthly
  • Manual call systems – annually
  • Ensure Evacuation routes and doors are kept clear from obstructions
  • Exit Doors must be unlocked when the building is occupied\
  • Conduct annual fire evacuation drills and keep records
  • Notify building owner or facilities manager if fire equipment has been used or is faulty
Electrical Services A Residual Current Device (RCD), also known as a ‘safety switch’, is a life-saving device which is designed to prevent a fatal electric shock
  • Arrange annual testing by a qualified electrician
  • Perform a ‘push button’ test annually (6 months after electrician test)
  • If RCD is faulty notify building owner or facilities manager
  • Reset RCD if tripped
Testing and Tagging
  • Conduct testing and tagging of all electrical equipment
General electrical safety Arrange annual testing and inspection by a qualified electrician
  • As required replace old electrical appliances if they ‘leak’ current which cause RCD to trip regularly
Asbestos (if applicable) In accordance with the Work Health & Safety Act, a person with management or control of a workplace must ensure asbestos at the workplace is identified, the location of asbestos is clearly indicated and recorded in a register and have a written asbestos management plan if asbestos has been identified at the workplace
  • Conduct asbestos audit as required
  • Re-audit every 5 years
  • Prepare asbestos management plan
  • Ensure all occupants are familiar with asbestos management plan
  • Copy of asbestos management plan to be made available at all times
  • Ensure all building occupants, staff, external contractors and site visitors are aware of and have access to a copy of the Asbestos Management Plan
  • Seek building owners’ or facilities manager’s Consent from Council before undertaking any building works.
Grease Traps/Trade Waste Grease traps catch solids, oils and grease (trade waste) from the sink in canteen / kitchen, preventing those items from damaging the wastewater network assets. It is likely that any facility with a kitchen will have a grease trap
  • Conduct annual inspection
  • Pump out as per trade waste agreement with waste management provider
  • Service and repair grease trap
  • Any service or repair (i.e. blockages) required due to damage caused by improper usage of the grease trap / trade waste system
  • Payment of any fees as per lease agreement pertaining to grease traps/trade waste
Reduced Pressure Zone Device (Backflow Device)

A reduced pressure zone device (RPZ) prevents contamination of the main water supply by preventing the backflow of water into the system.

Irrigation systems and fire hose reels are typical locations where a backflow prevention device may be located

  • Conduct annual inspection
  • Service and repair as required
  • Payment of any fees as per lease agreement pertaining to RPZ
Lifts If the building is serviced by a lift, the manufacturer will require the lift to be inspected and maintained to a set standard.

Further, the Work Health & Safety Act requires the lift to be registered and issued with an annual plant licence.

  • Regular inspection and service (as required to enable annual plant licence to be obtained)
  • Repair of mechanical breakdowns
  • Any service or repair required due to damage caused by improper usage of the lift / elevator
  • If lift / elevator is faulty please notify building owner or facilities manager
